5 Upper Linney, Ludlow

A Grade II Listed townhouse in the sought-after South Shropshire foodie town of Ludlow is expected to attract national interest from prospective buyers when it goes up for auction next month.

With a guide price of £200,000 to £225,000, 5 Upper Linney, Ludlow offers generous, four bedroomed, accommodation over four floors but requires renovation and improvement throughout.

The end of terrace house is included in Halls auctioneers’ next collective property and land auction at the company’s Shrewsbury headquarters on May 1 at 2pm.

Owned by the same family for around 50 years, 5 Upper Linney previously belonged to the late Rev Edward Powell who retired to Ludlow from Munslow Rectory. A keen trout angler in the Rivers Corve and Onny, he invented the Orange Otter, a fishing fly and title of a book written by Christopher Knowles in 2006.

Following the Rev Powell, 5 Upper Linney was renovated into a guest house and small restaurant and hosted actors from ‘Blott on the Landscape’, a BBC television mini-series in 1985 which was filmed locally, before returning to a townhouse.

Situated in an elevated position with far-reaching views and delightful gardens, the house is located along a quiet street just outside the town’s medieval walls and close to St Laurence’s Church.

The lower ground floor has a rear dining room and open-plan kitchen/breakfast room with access to the garden.

A large living room, snug and shower room/WC are located on the ground floor, with two bedrooms and a shower room/WC on the first floor and two further bedrooms on the top floor.

Rear bedrooms on both the first and second floors are especially spacious and loft space can be used for storage or potential conversion, subject to planning consent.

The large, private garden incorporates neat lawns, established shrubbery beds and a variety of seating and terrace areas.

“This is a fantastic opportunity for buyers to sympathetically restore and design a distinctive, period home,” said Alex Forber, manager of Halls’ Barker Street estate agency office in Shrewsbury. “The property’s layout creates a wonderful sense of space, complemented by period character and some of the finest views to be found in Ludlow,”
